How I sell a home

You choose the price strategy. I lay out three plans: test the ceiling, match the market, or test the floor. I tell you which one I'd pick and why, and you decide. Every month the home is on the market, I refresh the market analysis so we're working from what's true now. Details are in how I price.
The home looks its best online. Every listing starts with a staging consultation, then professional photography, drone photos and a listing video made from those photos.
Buyers know it's coming. Before launch, the home goes into Coming Soon status in the MLS, a Coming Soon sign goes in the yard, and the listing video goes out as Coming Soon. Then it gets paid Facebook and Instagram ads targeting the local market around the listing, and syndication to Zillow, Realtor.com and the other major sites.
