Why an online estimate isn't enough

If you're wondering what your home is worth in Collin County, you've probably already looked it up online. And like a lot of my clients, you may have thought: it gave me a number, but I have no idea if that's real.

An online estimate can't walk through your home. It doesn't know about the kitchen you redid, the lot that backs to a greenbelt, or that the new construction down the road is pulling buyers away. It averages. Buyers don't.

How I value a home

I pull the homes that actually compete with yours: the ones a buyer shopping your price range will see in the same search. Then I adjust for what makes your home different, in both directions.

From there, you get three numbers, not one. Plan A tests the ceiling, Plan B matches the market, and Plan C tests the floor to draw a crowd. Each comes with its trade-offs, and I'll tell you which I'd choose. See how I price.

Is a Zillow estimate accurate?

It's a starting point, not a price. It can't see inside your home or weigh what nearby homes buyers will compare it to.

Why do you give three prices?

Because pricing is a strategy. Test the ceiling, match the market and test the floor each carry different risks, and you should choose knowing them.

How often do you update the value if I list?

Every month the home is on the market, I refresh the market analysis so we're working from current numbers.
