Painted Tree · Home Value

What your Painted Tree home is worth

A value from someone who sells here, built on the homes a buyer will really compare yours to.

Painted Tree home value

Your Painted Tree home value is shaped by what the builders are offering right now. A buyer can walk into a model home down the street, so your price has to make sense next to a new build with incentives, not only next to past resale.

How I value it

I compare your home with recent resale and with current builder pricing and incentives, then adjust for your district, lot, upgrades and what's finished. You get three numbers with my recommendation. See how I price.

What moves the number here

Builder upgrades you paid for, a finished yard and window coverings, your lot (especially near the trees, creek or pond), and your school zoning.

What home value looks like in Painted Tree

New construction on the US 380 corridor, where the developer kept the mature trees, creeks and wetlands.

The homes
A fairly new community divided into three districts: Woodland, Village and Lakeside. Townhomes, cottage-style homes, single-family and luxury homes, plus a rental neighborhood. Prices run from the low $400s to over $1,000,000 (as of September 2026). Builders as of September 2026: Bloomfield, CB JENI, Centre Living, Coventry, David Weekley, Drees, Normandy, Southgate, Tri Pointe and Trophy Signature.
Why people choose it
Buyers after a modern kitchen, an open floor plan, an office, game or media rooms, energy efficiency and a builder warranty. The developer deliberately kept the mature trees, wetlands, creek areas and other natural features, which is unusual for new construction.
Schools
The community is large enough to be zoned to several schools: McClure and Minshew Elementary, Cockrill and Johnson Middle, and McKinney Boyd and McKinney North High School. Check the zoning for the specific address.
Getting around
On the US 380 corridor, closer to downtown McKinney and with easier access to the highways.
Nearby
A 20-acre stocked pond, a walking trail system, pools, and Outpost Park (11.5 acres).
The trade-off
Buyers give up mature landscaping, established yards, and the predictability of a community that is already finished.
