Buying your first home
If you're a first-time home buyer in Collin County, you probably have more questions than you want to admit. What can we really afford? What's earnest money? What happens if the inspection finds something? A lot of first-time buyers tell me they didn't want to ask a dumb question. There isn't one. I'll explain every step before you get to it.
How I help first-time buyers
First, what you can afford. We start with pre-approval, so you know your real number before you fall in love with a house. Then we talk about what you want to spend every month, which isn't always the same thing.
Then, the paperwork, explained. Before I show you homes, we sign a Buyers Representation Document and the state-required disclosures. I'll walk you through every line.
The money you'll need up front. Earnest money is typically about 1% of the sales price, and the option fee usually runs around $150 to $200 for a typical single-family home. Both are held by the title company.
After your offer is accepted. You enter the option period, usually 7 to 10 days. The inspection typically happens in the first 4 days, and I negotiate the repairs for you. Then I follow up with your lender, coordinate the appraisal, walk the home with you before closing, and sit with you at the title company when you sign.
