Craig Ranch · First-Time Buyers
A first home in Craig Ranch: condo, townhome or house
Every step explained before you get to it, from pre-approval to closing day.
First-time buyers in Craig Ranch
First-time buyers in Craig Ranch usually start with the condos and townhomes. They put you close to restaurants, entertainment and the SH 121 commute toward Frisco, with less upkeep than a single-family home.
What I'll explain
The full monthly cost. With condos and townhomes, HOA dues can be a big part of the payment, so we look at the whole number, not only the price.
The school district. Parts of Craig Ranch aren't in McKinney ISD. I check every address.
The steps. Pre-approval, the Buyers Representation Document and disclosures, earnest money (typically about 1%), the option fee (usually around $150 to $200), the option period and inspection, and closing at the title company. See first-time buyers.

What first-time buyers looks like in Craig Ranch
Single-family homes, townhomes, condos and golf course homes near SH 121, home to TPC Craig Ranch.
- The homes
- Built 2002 to 2023, so a bit newer than much of McKinney. More than single-family homes: townhomes, condos, luxury properties and golf course properties.
- Why people choose it
- A wider mix of buyers than the typical move-up neighborhood, because the housing is so varied. The main reason people choose it is the location.
- Schools
- Craig Ranch is inside the city of McKinney, but some parts are zoned to school districts other than McKinney ISD. Check the district for the specific address.
- Getting around
- Close to SH 121, which gives faster access to Frisco and more urban amenities.
- Nearby
- TPC Craig Ranch is in the community and hosts PGA tournaments, which is a draw for many buyers. Golf is a private membership and is not included in HOA dues. Restaurants, entertainment, medical facilities, sports facilities and commercial development are close by.
- The trade-off
- Buyers give up the mature landscaping of McKinney's older neighborhoods, and Craig Ranch has a more urban feel.
