Painted Tree homes: new construction that kept the trees
New construction on the US 380 corridor, where the developer kept the mature trees, creeks and wetlands.
Living in Painted Tree
Painted Tree homes are new construction with something most new construction doesn't have: mature trees. The developer deliberately kept the existing trees, wetlands, creek areas and other natural features instead of clearing the land flat. You get a brand-new home in a setting that doesn't look brand new.
It's a fairly new community on the US 380 corridor, which puts it closer to downtown McKinney than most new construction and makes the highways easier to reach.
Painted Tree is divided into three districts: Woodland, Village and Lakeside. Part of shopping here is working out which district suits you.

How I help buyers and sellers in Painted Tree
With ten builders in one community, the hardest part of buying in Painted Tree is comparing them fairly. Base prices, included features, lot premiums and incentives all differ, and a builder's sales office is not going to line them up side by side for you. I do. I've worked in new construction sales, and I know what to ask. Read more about buying new construction in Painted Tree.
If you already own here and want to sell, your competition is a new home with a warranty down the street. The way to win is a well-priced home, excellent photos and video, and buyer interest built before the listing goes live. Here's how I sell a Painted Tree home.
Painted Tree homes, prices and builders
The range of homes is broad:
- Townhomes
- Cottage-style homes
- Single-family homes
- Luxury homes
- and a rental neighborhood
Prices run from the low $400s to over $1,000,000 (as of September 2026).
Builders as of September 2026 include Bloomfield, CB JENI, Centre Living, Coventry, David Weekley, Drees, Normandy, Southgate, Tri Pointe and Trophy Signature. Builders come and go as phases sell out, so ask me for the current list.
Buyers here are usually after a modern kitchen, an open floor plan, an office, a game or media room, energy efficiency and a builder warranty.
Painted Tree schools
Painted Tree is big enough to be zoned to several schools, depending on where in the community you buy:
- Elementary
- McClure Elementary and Minshew Elementary
- Middle
- Cockrill Middle School and Johnson Middle School
- High
- McKinney Boyd High School and McKinney North High School
I check the zoning for the exact lot before you sign anything with a builder.
Pond, trails and Outpost Park
- A 20-acre stocked pond
- A walking trail system
- Pools
- Outpost Park, 11.5 acres
The trade-off is the same as any community still being built: no mature landscaping in your own yard yet, no established yards next door, and less predictability about what the finished neighborhood will look like. If a finished neighborhood matters more to you, Ridgecrest is close by and was completed years ago.
