Trinity Falls homes, built around the outdoors
New construction on McKinney's north side with lakes and trails, B.B. Owen Park close by, and Frazier Elementary on site.
Living in Trinity Falls
Trinity Falls homes are for buyers who want new construction and a community built around getting outside. It's on the north side of McKinney, it's still being built, and the amenity list is long.
It includes pools, splash pads, lakes, trails, a dog park, event space and a fitness room. There's also an onsite lifestyle director who coordinates more than 75 events a year, so the calendar fills up whether you plan anything or not.
Then there's B.B. Owen Park, close by. It's a 350-acre natural park with wooded trails, lakes, an amphitheater and an 18-hole disc golf course, and it's one of the main reasons people choose Trinity Falls.

How I help buyers and sellers in Trinity Falls
Buying new construction is a different deal from buying resale. You're negotiating with a builder, and the builder's sales agent works for the builder. I've worked in new construction sales myself, so I know where the incentives are, which upgrades hold their value and which don't, and what to watch for in a builder contract. Bring me with you on your first visit to the model home. Read more about buying new construction in Trinity Falls.
If you already own in Trinity Falls and you're selling, you're competing with the builders down the street who can offer incentives you can't. That's a pricing and presentation problem, and it's solvable. Here's how I sell a Trinity Falls home.
Trinity Falls homes, builders and Del Webb
Because the community is still being developed, buyers have real choices:
- Townhomes and single-family homes
- Several lot options
- A variety of builders
- Builder incentives and more energy-efficient homes
- Open floor plans
Inside Trinity Falls is Del Webb at Trinity Falls, a 55+ community with its own clubhouse and pool. If you're downsizing and want new construction with less to maintain, it's worth a look. See downsizing in Trinity Falls.
The MUD tax and the drive
Two things to weigh before you buy here.
The MUD tax. Trinity Falls has a Municipal Utility District, so property taxes and carrying costs run higher than in a McKinney neighborhood without one. I walk every buyer through the full tax picture before they write an offer, so the monthly payment isn't a surprise.
The commute. Trinity Falls is further north than most of McKinney. If you drive to Plano, Legacy West, Frisco or Dallas every day, you'll spend more time in the car than you would from Craig Ranch.
You also give up mature landscaping. The trees are young. If that matters more than new construction, Stonebridge Ranch is the opposite trade.
Trinity Falls schools
Trinity Falls has its own elementary school inside the community, Frazier Elementary. The community is zoned to Johnson Middle School and McKinney North High School in McKinney ISD. I confirm zoning for the specific address before you write an offer.
