The Collin County Home Seller's Guide

How pricing, presentation and timing decide what your home sells for, and how to plan a sale and your next purchase together.

Who this guide is for

This Collin County home seller's guide is for you if you're thinking about selling in the next year, and especially if you'll be buying your next home at the same time. It's what I'd tell you across the kitchen table before we ever talk about listing. I've sold more than 500 homes over 20+ years, and most of what decides how a home sells happens before it goes live.

Selling in Collin County, step by step

1. Know your number, and choose a strategy. Your price should come from the homes a buyer will actually compare yours to, not an online average. Then decide how to use it. Test the ceiling: list at the top of the range, aiming for multiple offers, at the risk of going stale. Match the market: list where the comparable sales are, for steady interest. Test the floor: list a little below to draw a crowd and create competition, at the risk of underselling if the market is misread.

2. Get the home ready. A staging consultation gives you a short, specific list instead of a vague feeling that everything needs to change. Most of it is editing: less on the counters and one clear purpose for every room.

3. Get the photos right. Buyers see your home on a phone first. Professional photography, drone photos and a listing video made from the photos are the first showing.

4. Build interest before launch. Coming Soon status in the MLS, a Coming Soon sign in the yard, and the video posted early mean buyers know your home is coming before they can book a showing.

5. Launch and stay informed. Ads targeting the local market around the listing, syndication to Zillow and Realtor.com, and showing feedback passed along to you.

6. Negotiate, then close. Offers, then repair requests after the buyer's inspection, then the appraisal, the final walkthrough and closing at the title company.

Mistakes to avoid

  • Pricing off an online estimate. It can't see your updates, your lot or the new construction down the road.
  • Ignoring nearby builders. In much of Collin County, your competition is a new home with incentives. Price and presentation have to answer that.
  • Listing before you're ready. The first days on the market get the most attention. Don't spend them with half-finished photos.
  • Selling first and hoping. If you're also buying, plan both moves before you list, so you know when to sell, when to buy and when to close.
