Buying from a builder is different

New construction homes in Collin County are everywhere right now, from Painted Tree and Trinity Falls in McKinney to Celina, Anna and Princeton. Buying one is not the same as buying resale. You're negotiating with a builder, and the friendly sales agent in the model home works for the builder, not for you.

I've worked in new construction sales myself. I know how builders price, where the incentives are, and what to look for in a builder contract.

How I help with new construction

Bring me on the first visit. Once you register with a builder's sales office on your own, it can be harder to bring your own agent in later. Call me before you walk into the first model home.

Comparing builders fairly. Base prices, what's included, lot premiums and incentives all differ between builders. I line them up side by side so you can see the real difference.

The costs beyond the price. Some newer communities have a MUD tax, which raises property taxes. I make sure you see the full monthly picture before you sign.

Through closing. I stay involved through the build and closing, and my transaction coordinator tracks the dates.
