New construction in McKinney, compared side by side
Someone on your side of the table at the builder, from an agent who has worked in new construction sales.
New construction in McKinney
New construction in McKinney is concentrated in two communities I know well. Painted Tree, on the US 380 corridor near downtown, had ten builders as of September 2026, from the low $400s to over $1,000,000. Trinity Falls, on the north side, is still building out, with several builders, builder incentives and a long list of amenities.
I've worked in new construction sales myself, so I know how builders price and where the incentives are.
Painted Tree and Trinity Falls are the two I cover in detail here, but they aren't the only new construction in McKinney. Other communities are building too, and inventory changes as phases open and sell out. Ask me what's building right now.
Call me before the model home
Bring me before the model home
The builder's sales agent works for the builder. If you register at a sales office on your own first, it can be harder to bring your own agent in later, so call me before your first visit.
Then I line up the builders side by side: base price, what's included, lot premiums and incentives. See buying new construction.
Painted Tree versus Trinity Falls
Painted Tree kept its mature trees, wetlands and creek areas, and it's closer to downtown McKinney and the highways. Builders as of September 2026 include Bloomfield, CB JENI, Centre Living, Coventry, David Weekley, Drees, Normandy, Southgate, Tri Pointe and Trophy Signature.
Trinity Falls is further north, with Frazier Elementary on site and B.B. Owen Park close by. It has a MUD tax, so property taxes run higher, and the commute to Plano, Frisco or Dallas is longer.
Both trade mature landscaping for a new home. If you'd rather have the trees, look at Ridgecrest or Stonebridge Ranch.

What new construction looks like in McKinney
A historic downtown square, neighborhoods from 1980s Stonebridge Ranch to brand-new Painted Tree, and my home base for 20+ years.

- A lot of the city's life is outdoors, with plenty of activities built around kids and families. It feels a little less urban than Plano or Frisco, which is part of the appeal for many buyers.
- Schools
- Most of McKinney is zoned to McKinney ISD. Some areas, parts of Craig Ranch included, fall in other districts, so check the address.
- Getting around
- Most people commute by car.
- Nearby
- Historic downtown McKinney: renovated older buildings around the square, good restaurants, some nightlife, and something going on almost constantly, from farmers markets and Oktoberfest to parades and the Christmas festivities.
